Tenbury is the furthest corner of our area at around twenty-four miles — which is exactly why we plan the logistics before we quote, rather than discovering them.
Tenbury is roughly twenty-four miles from our yard, and pretending distance is free helps nobody. For a full renovation, an extension or a substantial period project, the travel is a small share of the cost and we are glad to be there. For a single bathroom swap, a good local trade will almost certainly serve you better and cheaper — and we will say so rather than quote a number padded with mileage.
Tenbury has been flooded severely in living memory, and the town centre carries the lesson. Where a property sits within the risk area we specify the ground floor for it: solid floor, non-absorbent insulation, raised sockets and consumer unit, and finishes that dry rather than blow. The town’s historic buildings are frame-and-infill, and they behave nothing like modern masonry. They move, they need to breathe, and they punish anything hard and impermeable applied to them. Lime render, lime plaster and breathable insulation are the right answers; cement, gypsum and sealed membranes are how a sound frame quietly rots.
Away from the town, plenty of properties are on oil, septic tanks or private water. A renovation has to account for that: heating that suits a house with no gas main, drainage that meets current binding rules rather than what was acceptable decades ago, and enough power capacity for what you are adding. These are solvable, but they are not assumptions we can make from an address.

Yes, but only with materials that let it breathe — wood fibre, sheep’s wool, lime-based systems. The failure mode with old buildings is not too little insulation, it is insulation that seals moisture inside the wall. Getting the vapour behaviour right matters more than the U-value on the packet.
It can. Adding bedrooms increases the load on the system, and the binding rules for discharge have tightened considerably — a tank that was legal when installed may not be now. We check the existing arrangement at survey so it does not become an unexpected cost at Building Regs sign-off.
Malvern Hills District Council. Much of the historic centre is a conservation area with listed buildings among it, so anything visible externally is likely to be a consent question. We establish the designation before drawings, not after.
Rural properties carry variables that town houses simply do not. Each of these turns into a real number in a real quote.
Oil, LPG, solid fuel or electric — and whether there is any realistic prospect of a gas main, which out here there usually is not. That decides whether underfloor heating is sensible or expensive to run, before anyone specifies a floor build-up.

Single phase and an older consumer unit will not carry a heat pump, a large electric shower and an induction hob without work. Check the main fuse rating before designing a kitchen around induction.

Single-track lanes, low bridges and soft verges are normal in the Teme valley. A delivery that cannot reach the site means a transfer, and a transfer is a cost. Better established at survey than at seven in the morning.
