Great Malvern is built on the eastern flank of the Malvern Hills, and the slope reaches the back of most properties. A rear extension that would be routine on flat ground here needs stepped foundations, often a retaining wall, and a drainage run that works with gravity rather than against it. Malvern stone walls behave differently

A good number of older properties and boundary walls here are built from the local hard igneous rock. It is not brick and it does not take the same fixings, the same lintels or the same cement-heavy mortar. Repointing Malvern stone with modern cement traps moisture in the wall and pushes it into the room instead of letting it breathe out through the joint. Lime mortar is not nostalgia here; it is the correct specification.

Conservation area, and a lot of listing

Is my Great Malvern house listed, and how do I find out?

Listing is a national designation you can check on the Historic England list; the conservation area is a local one, mapped by Malvern Hills District Council. They are different things with different rules, and a property can be in the conservation area without being listed. We check both at survey rather than assuming.

Can I replace the sash windows on a Victorian villa here?

If the house is not listed and not in the conservation area, yes. If it is, expect to be replacing like for like in timber, with the same sight lines and glazing bars — not uPVC. Where the frames are sound, refurbishing the existing sashes with draught seals often outperforms replacement on both cost and heat.

Why is an extension more expensive on a sloping plot?

Because the foundation has to step down the slope rather than sit level, the excavation produces more spoil to remove, and you often need retaining structure to hold the ground back. Do you use lime mortar on Malvern stone?

Yes, where the original construction is lime-bound. Hard cement pointing on a soft or breathable wall does not let moisture escape through the joint, so it finds another route — usually into the room, where it is diagnosed as rising damp and treated with an injection that does nothing. Getting the mortar right is cheaper than the chain of remedies that follows getting it wrong.

Five things to establish about a Great Malvern property first

Every one of these changes the price. Knowing them before you speak to anyone means you are comparing like with like instead of comparing optimism.

1 · Listed, conservation area, or neither

Three different regimes, three different costs. Check the Historic England list for listing and Malvern Hills District Council’s maps for the conservation area. A quote that does not mention which one you are in has not accounted for it.

2 · What the walls are actually made of

Malvern stone, solid brick and later cavity construction all sit within a few streets of each other here. Chip a discreet corner of render, or look in the loft at gable level. The answer decides whether insulation is straightforward or a design problem.

3 · Whether a vehicle can reach the rear

Walk the side passage with a tape. Under about 900mm and everything — spoil, concrete, blocks — moves by barrow through the house or round by hand. That is days of labour, and it belongs in the quote rather than in an argument later.

4 · Where the water goes

On a hillside, surface water coming off the ground above you becomes your problem the moment you excavate. Find the existing drainage runs and any land drain before designing a rear extension into the slope.

5 · The condition of the sashes, honestly

Push a penknife gently into the bottom rail of the worst window. If it is sound under the paint, refurbishment and draught-sealing will cost far less than replacement and needs no consent. If it crumbles, you are replacing — and in a conservation area that means timber, like for like.
